If you love the outdoors, nature, quiet walks, breathtaking sunsets AND sunrises, running water and electricity, heat in the winter and AC in the summer, then you have found your destination.
The Lookout is situated on a beautiful hilltop and has 350° panoramic views of the J-6 Ranchette Community on one side and hundreds of acres of pristine state land on the other. The amazing vistas reach all the way to the Tuscon Mountains some 50 miles away. Beautiful Rincon peak at 8,400' greets you every time you exit the trailer. At night, you can experience stargazing at its finest with views of the Milky Way on moonless nights.
If you wish to get away for the day, there is plenty to do and experience within 30 minutes of driving distance including Historic Tombstone, Sierra Vista, Bisbee, Tuscon, Coronado National Forrest, Kartchner Caverns State Park, Madera Canyon, Miller Flats, Empire Ranch, the Mescal Movie set, nearby vineyards, dozens of trail-heads, and more. Perhaps best of all, in spite of feeling that you will be in your own secluded bit of Arizona you are still only 15 minutes from the shops of Benson and if you don't feel like cooking/grilling, you are still within their DoorDash zone!

However, if all of that sounds too fancy you are also welcome to bring a tent and sleep under the stars!

You will have exclusive use of the entire property. There will be an electronic lock on the front door of the trailer and its code will be provided so you will not need a key.
Other Things To Note
You will be living 'off'grid' which means that most of your power will come from a Westinghouse 4500 propane powered generator that you will be responsible for turning on upon your arrival and off when you leave. The generator is powerful enough to provide you with ample power and runs quietly. On occasion however, if there is significant strain on the system, especially when the AC is running, the breaker and/or the generator might trip. In this case you simply have to restart the generator and/or reset the breaker.
You will also have access to only 55-gallons of fresh water for your entire stay. This may sound like a lot, but please consider that the average US at-home shower utilizes over 16 gallons of water! We strongly encourage water conservation while using the water amenities. Also, the hot water is tankless 'on-demand' which means that there will be a small delay for the furnace to activate each time. Please take this into consideration when using hot water.
Safe maintenance and observation of your fire is EXTREMELY important. There is a lot of brush in the area that is flammable and even a small errant ember can cause massive destruction. There are a functioning fire extinguisher on site; located outside. Please exercise responsible action when using the fire pits.
The Lookout is butted up against hundreds of acres of state land. State land means wilderness. Wilderness means wildlife. Please exercise caution with regard to wildlife in the area. Javelinas, deer, coyotes, rattlesnakes, and even black bears have been known to be seen in the area. Please be careful with you and your pets.
Arizona is a land with interesting weather. Most of the time at The Lookout it is temperate, calm, sunny, and dry. However, being at the top of a hill means that a few times during the day you should expect wind gusts. If you are caught there in the middle of a storm we can almost guarantee wind gusts. Also, The Lookout temperature changes from day to night and may be greater than you may be used to. Afternoons can be very warm, especially in the summer as nights can be very cold, especially in the winter. Thankfully, you will have both heat and AC. It is recommended that if you expect the day to be warm, please close all windows and run the AC starting in the morning so that the unit does not need to cool down a very warm trailer.
Please refrain from putting anything down the drains and/or toilet that doesn't belong (food, trash, ect.) and only use the toilet paper that is provided.
