In The Heart Of One Of Brittany's Prettiest Villages, this characterful former Coach House is set within a private courtyard accessed through an archway. 'Belle Isle en Terre' is just off the main N12 between Guingamp and Morlaix providing easy access to the ports of Saint Malo and Roscoff, and the airports of Dinard (Saint-Malo) and Brest. In a straight line it is about 12 miles from the nearest coastal resort with its incredible beaches and approximately a 25 minute drive. BIET boasts village etapes status. https://www.village-etape.fr/villages-etapes/belle-isle-en-terre. The village itself has a well stocked small supermarket 'Carrefour Contact', a Cave du Vin, & a few small bars/cafes, including a recently opened Ty Martin's Bar & Salon du The, both open in the evenings. There is also a traditional Breton Creperie open lunchtimes & evenings. The village hotel, Les Relais des Argoat has an outstanding restaurant with fabulous reviews. Amazing food and very good value. There is a 'Bio Market' every Tuesday in Les Halles opposite the entrance to the house from 1600-1900. Locally it is good for trekking/walking, fishing, biking and golf. If you love the great outdoors, this is the location for you. Fantastic access to riverside walks and mountain biking trails within the local forests Coat an Hay & Coat an Noz with its amazing Chateau, but not so far to the beach. Perfect for annual events such as the Rando Muco and Festival Blues des Deux Rivieres.
The property is located less than 50 metres from the river, providing a perfect setting for riverside walks, kayaking, fishing etc. It has 5 double/twin bedrooms. The first floor has a seated shower room with sink and wc. The master double bedroom is very spacious and has a cot. It has 2 free standing wardrobes, king sized bed, dressing table, chest of drawers, chair and bedside units. It features the original beamed ceiling. There is a small adjoining bedroom that has 2 single beds that zip together to make a super king if required. This bedroom also has its own access. The whole first floor is carpeted and has a 'Chillout Zone'/playroom for use by children/teenagers which has a a double click clack sofa bed.
The ground floor has a large living room with seating, 50" tv/dvd and a storage unit. This room features bi-fold doors onto a paved sun terrace, allowing the garden to become an extension of the lounge and bring the outside in. There is also a fireplace with a coal effect electric fire with lighting to give that cosy feel. There is a modern fitted breakfast kitchen with dishwasher, microwave and electric oven and hob, etc. The ground floor shower room has also a sink and wc, and a washing machine for guest use.
There is a separate traditional dining room with tables and seating for 10. There is an additional table that can be put up alongside for larger groups. This would be suitable for those with mobility difficulties as there is only a small step down from the lounge to the hallway that leads to this room and the dining room. The same can be said for access to the ground floor shower room. It would be ideal for grandparents to have their own space away from the grandchildren playing upstairs!!!
