River House Garden Rooms - a house that sleeps 2 guests in 1 bedroom

The River House Garden Rooms is the ground floor of a large Edwardian house, which is located in a tranquil , secluded position next to a wooded area on the river Spey (perfect for dog walking) but only five minutes into bustling Aviemore. The mature grounds, have a couple of sundecks and a summerhouse for guests use. Electric entrance gates makes the grounds pretty secure for dogs.

This is a truly magical location in Aviemore. Perfect for a cosy getaway and ideal for your honeymoon or a much needed rest.

The large architectural design living room extension containing the dining area has floor-to-ceiling windows capturing the views to the river Spey, woods and mountains beyond . The property is just for two guests and has been created with romance in mind (for the young and young at heart, ) with log stoves in the lounge and in the bedroom where there is a king-size bed and en suite showroom. Imagine cosying up in bed with the crackling lit stove watching the snow fall outside !!! Of course the property also comes with a luxury outdoor hot tub.

The large country style kitchen has everything you will need with a breakfast bar and including American style fridge freezer, dishwasher, dual fuel range. in the utility room there is a washing machine and dryer.

The owners have left some artefacts in the house, so you get the feeling that you are visiting a friends place not just a self catering unit. And of course dogs are very welcome,
there are kennels if you wish to use them with our compliments!

Guests have exclusive use of the property but no access to the rest of the house which is unoccupied. There is a resident is a small studio close to the property. This will not affect the privacy of your stay.

Stunning property!

We stayed here for our 30th wedding anniversary and it was perfect! The house is much bigger than you would imagine for 2 people, especially the lounge, bedroom and dressing room which was fantastic. The location is the best for walking into Aviemore just 5 mins or walking from the door into the Rothiemurchus estate. We lovely the hot tub to relax in after a big walk. Can't wait to return to Riverside house garden rooms!!

We had a great time at this location, loads of space for two people, great location. Only fault's were the cleanliness of the villa, needs a good day of dusting and a general tidy up of the villa, looking a bit tired in a lot of areas, otherwise was a fabulous place to stay, and great value for money would recommend this villa to anyone

Booked again for next year already...

One of they few places we have stayed that is bigger than it looks in the photos. Lots of room for us and two dogs who especially appreciated the large enclosed garden. Well furnished and spacious rooms with a fully equipped kitchen, Hot tub was a welcome relaxation after days on the hills and house located centrally for all the amenities in Aviemore.

Beautiful house in an ideal location

This was our second time staying at River House Garden Rooms. It is a beautiful house with a beautiful garden and an amazing hot tub. It is quite large for two people and has everything you could possibly want. The fresh flowers, bubbly and shortbread are a very welcome touch too. The location is ideal, being just across the train tracks from the centre of Aviemore.

River Garden room

The pictures do not do this place justice and it is even more stunning in person. It is incredibly homely and has a very welcoming feel and gorgeous layout and features. The location is just perfect. We did not want to leave and could have stayed there forever. Our dogs loved the freedom of the secure large garden and patio areas and loved watching the birds and wildlife through the living room windows for hours. The only issue we had was no hot water for showers and the central heating was coming on in the middle of the night making it too hot to sleep. But we thoroughly enjoyed our stay and will definitely be back next year

Fabulous stay!

Absolutely perfect. Loved watching the birds in the morning over breakfast and dinner, such a variety visited the feeders. Great location to explore the Cairngorms and come back and relax in the hot tub. The luxury and comfort we were looking for on this trip. The only slight criticism is the bed was a tad firm for my liking. We really hope to return, such an interesting and gorgeous place to stay.

A lovely holiday

We really enjoyed our week at River Garden cottage. It was so comfortable and warm and cozy. Beautiful property in a perfect location. So many different birds to watch in the garden, we were even treated to a visit from a red squirrel. The house has everything you could need and is a larger property than photos suggest. Some lovely touches too on arrival such as log fires prepared for use, a bottle of prosecco and shortbread to enjoy. Although we didn't use the hot tub it was an added bonus to a perfect home

Lovely relaxing stay

On the whole this was a fantastic stay in a great location within Aviemore. The only negatives were how tired the accommodation looks, could do with a lick of paint and the leaky radiators could do with being fixed. Of course it adds to the charm of what is obviously a historical property. The open staircase to the rest of the house was quite eery at first! We did find the private garden to be absolutely excellent, and the newer lounge area extension was fabulous. Kitchen was also very well appointed.

Amazing cottage in a beautiful location

Fantastic cottage in a wonderful location . Beautiful walks from the doorstep . Just down the road from a wonderful pub with roaring fire with very friendly staff. Summer Staycation

All facilities you need for a relaxing break, Top of the range cooker and fridge but crockery let's it down as it's spent to long in the dishwasher and needs replacing. Lovely garden for sitting in the sun ☀ . Very quirky design mix of mordern and old. Shame that upstairs wasn't been used.

Great location - lovely sitting room and garden

We had a lovely stay at River House Garden Rooms. The location is great - quiet but a really easy walk into Aviemore or short drive along to Glenmore. The sitting room is stunning with lots of light, a log burner and a tremendous huge, comfortable sofa. The garden is lovely with lots of sitting spaces, access to the river out the back gate and the hot tub which is well maintained. Sadly, for us, the back half of the house was just too dark. There was a lack of natural light and the interior lighting is poor. We didn't spend a lot of time in the back of the house but the shower room, dressing room and bedroom could do with a little tlc. The kitchen is nice but I couldn't reach any of the hanging pans etc without a step stool and I'm not particularly short (5'5").

Home from home

This is the second time we have stayed at the garden rooms, because we loved it so much! Amazing location- to be so close to the town but yet in the peacefulness of the garden. Spacious rooms. We love cosy nights in the lovely lounge with the log burner, watching the birds in the garden. Fabulously equipped kitchen and utility. Secluded hot tub to relax in every day after our adventures. Returning felt like coming back to our own holiday home. We love all the ‘stuff’ in and around the rooms that make it feel really lived in. Planning next years return trip!

Great place

Just had a great week at the cottage. The facilities are excellent as is the view from the lounge . The big glass windows and log fire are perfect. Our only slight issue is the description of the studio that’s within the grounds. It’s literally right outside the front door and feels slightly strange knowing someone is living there. It just makes you slightly conscious that you’re not totally alone. Given it’s advertised for romance and honeymoons, it’s just something to be mindful of and maybe a little clearer on the website. Apart from that it was perfect and we would definitely book again

A lovely setting. Main lounge was beautiful (if difficult to keep warm). House didn’t feel very clean (lots of dog hairs everywhere). A few quirky issues such as the electronic gates not working properly and the tv remotes not working (despite us replacing batteries), lack of kitchen crockery and plates etc This did not detract from a very enjoyable week but but overall place felt a bit tired and in need of some TLC.

Fab first stay at River House Garden Rooms

First time staying at River House Garden Rooms and we would definitely recommend it. Excellent location only minutes walk into the centre but still very quiet and peaceful. For just two people we found it very spacious which was appreciated since we stayed for a week. The living area was fantastic with lovely views out to the garden and the wood burner was very cosy on rainy days. Gardens were lovely, plenty of space for our dog to enjoy and the hot tub was great to return to after a day out. Kitchen was well equipped and the american style fridge freezer with ice and constant cold water was nice luxury which we enjoyed. Only points for improvement we found was that the couch wasn't the comfiest for my husband and I but this is possibly due to us being very tall (too low at the back) Also, one end of the couch was broken. The shelves of the wardrobe were a bit dusty so we had to clean them before putting clothes there. Finally the bed was very firm which was quite uncomfortable for my husband but we're aware this is personal preference. Despite the minor points for improvement, we would be happy to return and would definitely recommend to others.

Lovely lodge, perfect spot!

Just returned from this lovely lodge. The place was very clean and comfortable and in a perfect location. Minutes from the street and a great pub a minutes walk away. Plenty of local walks for us and the dog with many great locations close by. Everything is provided in the lodge, great shower and constant hot water. Living area was lovely with a great view of the garden. Couldn’t really complain about anything to be honest. Possibly a bit of modernisation could be done as bits look a bit tired. Maybe a bigger tv in the main living area and a Bluetooth speaker? But we are already looking to book again next year, so there are no real complaints! Aviemore and the surrounding area is absolutely beautiful, everyone is incredibly friendly and highly recommended. This lodge is in the perfect spot to take advantage of it, off street parking, behind electric gates and a dog secure garden. Company were great to deal with and very helpful and efficient! We will be back, but hopefully for longer!

Beautiful place, hot tub was perfect - however upon arrive had to message the owner as ‘secure garden’ isn’t very secure. Description says there is a studio CLOSE to the property with a permanent resistant. Little does it tell you that ‘close’ means right next door and that said resistant in the studio is in and out of drive way gate for work. Out at 4pm and back in at midnight! Also not ideal when you have a baby too. Gates take up to 3 minutes to close and if your dog is reactive or unfriendly like ours it’s not very ideal. We have a 66kg Great Dane who we had to inform the resident and the owner that he doesn’t like males. Do not recommend a stay here if your dogs are nervous around males or have history of running out of open gates! We had to constantly make sure the gates were shut and the man was not in the garden before letting our dogs out. Our stay was ok but won’t be back. This ruined our honeymoon.

excellent location just a couple of gripes

On the plus the location is excellent for Aviemore and the surrounding area with plenty to do in easy reach. The lodge is quite big for two people and the bedroom is dark which was a real plus for me, the garden is large and well kept with plenty of seating and parking and the river is a short walk from the bottom gate. Hot tub is an added bonus but... see below On the negative, cleaning wasn't the greatest thick dust in the bathroom and in the bedroom on the walls. The lounge which is large and with very nice windows is just to hot to sit in a bit like a conservatory in summer with nothing to cool it, some form of air cooler/conditioner would be a bonus here. Lastly with the hot tub just off putting to notice on the morning of departure it isn't drained between guests just topped up and chemicals added!

Idyllic Highland hideaway, yet only minutes walk from the centre of Aviemore.

We stayed here for a week and absolutely loved it. It has everything you could possibly ask for. The living room is large and bright and very tastefully decorated. The kitchen is very well equipped. There is a laundry room with a washer and dryer. The dressing room off the bedroom is fantastic. I have never stayed anywhere that had so much space for hanging your clothes. The bedroom is large and the bed which is super king size and very comfortable. If you visit in the winter, you could light the log burner. There is actually one in both the bedroom and the living room and there is a plentiful stack of logs provided too. The outside space is absolutely fantastic. It is a nice sized, enclosed garden with a variety of places to sit and enjoy the peace and tranquility. Then there is the hot tub….we had quite an active holiday, every day we were hiking, running or cycling, so at the end of the day it was just perfect to be able to relax in the hot tub. Absolute bliss…so would we recommend River House a garden Rooms? Absolutely!

Fabulous location, stunning views

We thoroughly enjoyed our stay, loved the beautifully decorated tree and decorations that welcomed us and our very generous hamper. This property is very unusual, guests rooms occupy the bottom part of the house with far reaching views across the gardens down to the river. Great location very close to the town centre but also located in a very quiet area. The Kitchen had an excellent range and big fridge but lacked some of the things that us as keen cooks missed. Particularly a good set of sharp knives and good size dinner plates this side let the otherwise well equipped kitchen down. The halls and bedroom and dressing room are very dark and the access by stairs to the upper floors although blocked off was weird and a bit spooky. So sad that the rest of the house is unoccupied. The hot tub was a delight and serviced regularly during our visit. Bed was very comfortable but dark carpets show up every speck throughout the property which is not ideal. Our two Dachshunds loved the garden which was very well secured for them, electric gates good idea but a bit temperamental. To sum up we had a lovely stay on balance in this lovely part of the world.
