This warm and inviting, recently remodeled home has a large, open concept kitchen/dining/living area. Very spacious master suite and secondary master suite, both with private full bathrooms. Two other bedrooms and an indoor/outdoor flex-room with a quality queen-size futon for additional guests. Enjoy time indoors watching movies on the large screen television or out by the pool.

I will generate a unique door code for you and send you door instructions within 24 hours of your arrival.

Around check in time I'll send you some extra info and let you know how to quickly get in touch with us for any reason anytime during your stay. We will also provide you with a list of area amenities like nearby restaurants and entertainment and some that offer home delivery upon request.

The property is in a pleasant neighborhood just 2 minutes from Mueller shopping, dining, movies, and parks. The home is also a short 10 minutes from the bustle of downtown, 15 minutes from the FC Soccer stadium/The Domain shopping/Breweries and only 10 miles from Austin-Bergstrom International Airport.

Only 14 minutes from the Airport, 10 minutes from downtown and 2 minutes from dining and entertainment, and 2 minutes from Austin's newest HEB grocery store.

We really enjoy sharing our house and offering comfortable accommodations from which to explore all our exciting city has to offer!

Check in time is 3pm and check out time is 10am. I always love to accommodate early check-ins and late check-outs but it's not always possible, especially during peak summer months and holidays.

I want you to have an enjoyable and memorable stay. I also want to make sure the property is left in good condition for the next guests to enjoy. So please observe these rules for the safety of you, your family, friends and for the protection of the property.

-There is absolutely no smoking anything inside or outside of the house. If you smoke, this may not be the property for you. There is a $100 fine if we find cigarette butts or evidence of smoking anything, anywhere. You can smoke in your car.
-Please notify us in advance if you are planning to have a small celebration with your registered guests.
-Please notify us in advance if you will be bringing pets. We have a max of 2 allowed and you must be ok with our pet rules:
-Keep pets off all furniture and bedding.
-No unsupervised pets in the backyard under any circumstances.
-Pets are not allowed in the pool or gardens.
-Please pick up pet waste before checking out.

-No unsupervised children in yard under any circumstances.
-Swing set is made for children and may not be safe for people over 100 lbs.
-Playhouse is made of wood and may give your kid a splinter. No one over 100 lbs.
-The pool is a private pool and has a deep end of ~10 feet and a shallow end of ~3.5 feet. There is no pool fence and no lifeguard on duty. Swim at your own risk. Supervise children and pets in the backyard at all times. We maintain the pool all year, with weekly pool service. You must be ok with the pool company possibly showing up during your stay to do their job. They will enter through the side gate and will take about 30 minutes to do their job.
If you notice the pool doesn't look right or is starting to turn green, please notify me immediately.
-Pools break unexpectedly sometimes (just like cars do). We do everything we can to fix it immediately when it happens but sometimes it's not possible. It rarely happens, but it does happen. The pool chemicals are balanced and safe to swim in most of the time, even when something goes wrong with the equipment. You have to be ok with this possibility. Full refunds will not be given if the pool is not usable for some reason, but you will get a partial refund for not being able to use it. Again, this would be a rarity for the pool not to be usable.
-On Wednesdays, weather permitting, the lawn crew shows up to mow the front and back yards. They will enter through the side gate and take about 30 minutes to do their job. You have to be ok with the lawn crew showing up during your stay. I will not cancel them.
-Absolutely no playing on or around the shed and other materials on the sides of the property.
-After using the gas grill, please use the provided tools and citrus spray to clean the grill after it cools down. If you do not clean it, there is a $25 charge.
-No glitter or confetti of any size is allowed inside or outside the house. It's too hard to clean up. If we find glitter or confetti there will be a $100 minimum additional cleaning fee.
-Wind down the patio umbrella when not in use. If there are high winds, do not use the umbrella. It will break and I'll have to charge a $600 replacement fee. We check between each reservation.
-If something breaks or doesn't work, please report it to us right away so that we can work to fix it during your stay.
