• Bedroom #3 - Another Queen bed , a
desk and a Smart TV. This room has an entrance to the shared bathroom
for this floor and also an outdoor entrance.
Upstairs are three more bedrooms, plus a study with a futon, and three full bathrooms!
• Bedroom #4 - Queen room features a queen size bed, sides tables, lamps, a
walk-in closet.
• Bedroom #5 - A king bed graces the last upstairs room. This room features
dual nightstand, lamps, a walk-in closet. This room is attached to a shared
full bathroom with dual sinks, toilet and walk-in shower.
• Bedroom #6 - The double queen room (bridesmaid room) features two
queen size beds, a smart TV, dual nightstands with lamps, a desk, a walk-in
closet with and a 5-piece private bathroom with a soaking tub and a
shower!
• Office room - The small front room has a futon bed, a desk as well
as access to the front balcony.
• The laundry station is located at the top of the stairs next to the full
bathroom with a tub/ shower combination, sink and toilet.
Other spaces include the Living Room, the Kitchen, the Dining Room and the gorgeous new pool room downstairs. Outside areas include the Upper Balcony, Lower Patio, the beautiful pool , the hot tub the fire pit and huge lawn area

inch TV dominates the wall! Enjoy the view from the wall of windows
looking out at the spacious upper balcony.
• The brand-new pool room downstairs is a new addition to the home
specifically for entertaining. You will find an 86 inch Smart TV, a Foosball
table, two beer fridges, a sink, another TV and plenty of counter space in
the kitchenette. We love the pass thru window which allows you to pass a
drink to someone outside at the patio bar!
. Extra guest can sleep on one of the couches to reach capacity for 16
people.
Outside areas:
• Upper Balcony enjoy views of the pool and backyard from the high-top
table that seats 4 or one of the four comfortable patio chairs. Another
possible eating area awaits right outside the kitchen door and connects to
the Upper Deck area via a path outside, but is secluded. Total seating
available on the deck is 12.
• Lower Patio has even more seating with the wooden picnic tables. The hot
tub, the BBQ and the smoker are just outside the pool room with its
outside bar area!
• There is an island bar outside the Pool Room that has a window that you
can pass drinks through for ease of preparing a food and drink celebration.
• More Seating outside with a Fire Pit! You can overlook the pool from here
and see the hot tub on the far side of the pool. So many seating choices at
this home; makes for a great getaway for your family!
• Sparkling heated pool features deck chaises, and a volleyball net for a
spontaneous game.

16 miles northwest of Austin, next to Mansfield Dam, is a scenic unincorporated community called Hudson Bend. The majority of Hudson Bend is a peninsula along the south shore of Lake Travis, entirely surrounded by the main basin of Lake Travis, with the rest of the community extending down RR 620 to Stewart Road.
The area was named after Wiley and Catherine Hudson, one of the first couples to settle in the area back in the 1800s. Originally a farming community, the area began changing in the 1940s with the construction of the dam. A road was created for vehicles to cross over the dam, which gave easier access to the Hudson Bend area. Additionally, damming up the river gave birth to Lake Travis, attracting families with the new water recreation activities available to enjoy.
Present-day Hudson Bend is largely residential, with a varied selection of housing options. There are approximately 1,000 homes in a 4 square mile area as well as many marinas, restaurants, and small businesses. With limited zoning restrictions, you might find a lakefront mansion built right next to an old trailer home – and the people of this community like it that way. It’s all a part of the character that Hudson Bend is proud of.
With it’s lakefront restaurants, fabulous entertainment options, nationally renowned golf courses, Lake Travis offers something for everybody. Lake Travis is one of the most beautiful lakes in Texas. Popular recreational activities include fishing, diving, scuba diving, boating, swimming picnicking and even zip-lining. The water in Lake Travis is considered among the clearest and purest in all of Texas. Game fish species include Largemouth bass, Guadalupe bass, Striped bass, catfish and sunfish.

Fire Extinguishers are located in the kitchen, in the upstairs hallway & poolside bar.
We do charge for extra guests over 10.
We charge for pool heating fees at $50 a day and will send a request for funds after you book with us.
Regarding requests for early check in and / or late check out. This is a large house and the cleaner needs the entire time between check-out time and the next check-in time to properly prepare the house. If you want to guarantee the extra time on check-in or check-out day, we suggest that you extend by one day. We could offer a discount for the extra day.
Guest will be responsible for stripe fees in the event of guest cancellation. These fees will be deducted for any refund.
Guest will be required to e-sign a rental agreement, provide a full guest list, and submit a credit card for a refundable $500 security deposit after booking.
SHORT TERM RENTAL AGREEMENT
Age Requirements: The primary renter for the property shall be a minimum age of 25 years, unless an exception is made in writing by the homeowner. Please provide a copy of your Driver's License within 3 days of booking this home. Drivers License must match to the person who is booking this reservation with the name, so please let us know if there are any differences. We reserve the right to have you cancel if the names do not match.
Early check-in / Late check-out is NOT permitted without prior agreement. Any guest remaining after 10:00am will be charged $100/ hr until they depart. It hurts the next guest, our cleaners, and our reputation if we cannot deliver a properly-prepared home on-time.
Maximum Occupancy: At all times, the maximum occupancy is the number the home sleeps as advertised including children. This home sleeps 16 people. No EXTRA GUESTS are permitted unless approved. All guests must be registered and listed on this rental agreement.
