The Space:
Ensconced in shade trees and even a palm tree, you'll find Treetop Vista by Portoro. A charming split-level home with an inviting open floorplan along with 3 comfortable bedrooms. Out back is where Treetop Vista really shines, with two seating areas, a grill, and even an observation deck to enjoy the amazing views. It's a perfect place to reconnect with your friends and family, nature, or the stars above.
Treetop Vista welcomes you into it's stylishly updated living area with plush seating situated around the fireplace. If a crackling fire isn't what you're looking for, you can feast your eyes on the big screen smart tv, which is thoughtfully placed so that people in the kitchen won't miss any of the action, drama, or romance. The kitchen has also been updated and has plenty of granite countertop space for prep along with sleek appliances for cooking. When the meal is ready you can eat at the kitchen island or gather at the dining table that seats 6.
If you prefer cooking outdoors, Treetop Vista has a grill out back waiting for you. There's a seating area close to the grill so that friends can keep the grill master company. Farther out on the deck is another seating area tucked under the observation deck. The view is great from those seats, but it is unmatched from atop the observation deck.
When it's time to turn in for the night, there's 2 bedrooms with a shared full bathroom downstairs and a secluded primary bedroom upstairs with a full ensuite. Two of the bedrooms have desks if you need to catch up on some work or if you can't stay away from your gaming for too long. Or, maybe you just want to have some private conversations before going to sleep - one of the rooms has built in bench seating, so you're covered for that, too.

OUTDOOR ACTIVITIES
- Wild Basin Wilderness Preserve: A natural area focused on protecting animals & promoting environmental education with public, family friendly hiking trails.
- Bee Cave Sculpture Park: Hidden behind a strip mall, this small park is worth hunting for. You'll meander along a walking trail checking out fun sculptures like a frog with wings and a resting longhorn.
- Sculpture Falls: A popular natural swimming spot reached via a hike along the wooded Barton Creek Greenbelt Trail.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.
Getting Around:
Austin is an easy city to get around without a car in this location! Walk, rent a scooter or bike, easy access to Uber/Lyft. Austin offers plenty of transportation options. Ridesharing, micro-mobility, and mass transit are available everywhere. The airport is just 15 minutes away.

Other Things to Note:
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at one of our Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only.
- Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk.
- Stays over 29 days – please inquire separately for terms and conditions.
- HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%.
- YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses.
- This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.
