The estate's five lavish bathrooms offer ample space to get ready for the day's events. Finely designed with extravagant finishings and stocked with luxuriously thick towels, you'll feel like you're in a spa. Below are the arrangements:

Two Queen over King bunk beds and an enormous spa-inspired ensuite. The bathroom features heated floors, a large makeup vanity, a semi-private walk-in shower with U Moen electronic controls, dual shower heads, and dual hoses.

Bathroom 4 (Full-Bath Powder Room):
Located neatly off the living room, it features a large glass-encased shower and a spacious vanity for guests in bedrooms 4 & 5 to store their toiletries.

Bedroom 4:
Perfect for kids, offering three Twin over Twin bunk beds. Guests in this room can make use of the communal full-bath powder room.

Bedroom 5 (Quiet Room):
An ideal room for adults who need a peaceful retreat to get some work done while on holiday. Tucked behind a heavy steel door, it comes furnished with a Queen bed and a working desk. Kids under 16 may not use this room without adult supervision as the door is quite heavy. Guests in this room can enjoy the communal full-bath powder room as well.

Take a therapeutic dip in the Master Swim Spa Trainer H2X 15 D/Hot Tub perfect for exercise or rehabbing sore muscles after one of the many stunning hikes in the countryside.

Let the sizzling BBQ fill the air with delightful aromas as you lounge under the covered seating area enjoying the cotton candy skies. Grab some firewood while out on your excursions and come home to a cozy evening by the fire pit set beneath a canopy of trees.

FACILITIES: Enjoy the large 3100 sq ft main house on top of the hill, along with its patio, pool, swim spa, and the adjoining 995 sq. ft. Game Garage.

There is an additional 1200 sq ft guest cottage ( Max 6 Guests) with a full kitchen, two living rooms, two bedrooms with two king beds, and two full bathrooms that can be rented for an additional $200 per night for larger parties plus a $200 cleaning fee.

The 1000 sq ft air-conditioned Event / Flex Space requires pre-approval and an additional fee.

The guest cottage is near the gated entrance to the property (at the bottom of the hill). The main home is at the top of the hill and is a good 10-15 min walk from the gated entrance.

WILDLIFE: You are encouraged to remain in the manicured areas of the property. Being nestled within the heart of the Hill Country, you may encounter wildlife (Snakes, Deer, Racoons, etc.). Please be aware of your surroundings and take caution while driving. You may also encounter other residents of the Hill Country like bugs, spiders, scorpions, and mice, which can sometimes make their way inside. We utilize pest control services regularly BUT this does not guarantee that you won't see a pest or bug.

Hilltop Hideaway in Spicewood is home to an active apiary with honey bees located in the northwest corner, away from residential areas. Our bees are safe as long as they aren't disturbed.

We offer a hands-on Beehive Tour with a professional beekeeper. During this tour, you'll learn about honeybees, their hives, and how they pollinate.

Bee Hive disclosure:
Hilltop Hideaway in Spicewood is home to a small active apiary with honey bees located in a secluded northwest corner at the bottom, away from residential areas. These hives are maintained to support local ecosystems and promote pollination. Our bees are safe as long as they aren't prodded or disturbed. Please DO NOT approach the area.

Responsibility: By entering the property, you acknowledge the presence of the bee hives and agree to take necessary precautions. The property owner is not liable for any incidents related to the bee hives if guests ignore instructions

Please let us know if you want to book a hands-on Honey Beehive Tour with our professional beekeeper. You can experience a hive inspection, see bee babies born, and watch worker-bees bring in pollen.

PARKING: Keep in mind that the narrow and winding driveway up to the estate is often frequented by deer and other wildlife so be careful when driving (especially at night). Please feel free to use the covered barn for parking, located on the backside of the event flex space, or park on the driveway in front of the garage game room. (No parking inside the garage game room, please).

POOL HEATING INFORMATION: The cost of heating the pool is $250 for the first day and $100 for each additional day, mainly due to trucking the gas up the hill. Please keep in mind that we need at least 36 hours' notice to arrange this, as it takes time for the pool to reach the desired temperature, depending on its size and the current outdoor temperatures. Let us know in advance if you'd like this service!

COMPLIMENTARY SWIM SPA: The spa can accommodate 10 to 12 people. Children under 12 are not recommended to use it, and those under 15 must be supervised by an adult at all times.

Ring cameras in the exterior of the home are located in front of near the property entrance facing the entrance gate, garage game room, front and backside of the flex room, guest cottage side facing the driveway, storage shed front facing the guest cottage patio, main house side entrance, main house front door, main house back door, front and back of the outdoor kitchen pavilion. Video footage is recorded for liability reasons and policy violations.

Although we are located in Spicewood, our location is very close to Lakeway and Bee Cave. There are wineries, a distillery, a brewery, a coffee roaster, a zip line, boating, golf, shopping, and much more within 30 minutes of Hilltop Hideaway in Spicewood.

Dripping Springs, the wedding capital of Texas is only 35 minutes from Hilltop Hideaway. Muleshoe Bend Recreation Area, Pedernales Falls State Park, Hamilton Pool, Reimer Ranch, McKinney Falls State Park, and Krause Springs are all within 30 minutes from Hilltop Hideway in Spicewood. Balcones National Wild Refuge, Blanco State Park, and Enchanted Rock State Natural Area are all about 1-hour drive.

House Rules:
By completing this reservation, you agree to adhere to the following rules. It is your responsibility to ensure any and all additional guests are aware of and adhere to the following rules as well. Failure to follow the rules can result in your eviction (with or without warning) at the discretion of any authorized employee of PMI Austin Metro.
-No smoking anywhere on the property, including outside. The smoking fine is $1,000 per day for smoking.
-The use of glitter, confetti, feathers, or flower petals is strictly prohibited in the home. Failure to comply may result in additional cleaning fees.
- Any guests not registered will be charged an additional $100 per day.
-No possession of illegal narcotics on the property. Any illegal narcotics left at our property will result in a $500 fine and reported to the local authorities.
-No parties or events without prior written consent from PMI Austin Metro. Event insurance is required.
- No additional guests besides those listed on the reservation without prior authorization from PMI Austin Metro
- It is your sole responsibility to check that the location of the property is suitable for you and your group. You have the ability to view the approximate location prior to booking and the ability to view the exact address of the property immediately after booking.
- In the event, you're unable to pay we'll file a lawsuit against you.
- Quiet hours are 9 PM through 8 AM. Excessive noise will not be tolerated during these hours. There will be one warning then a $250 fine. We respect our neighbors and expect you to as well.
- No pets are allowed on the premises without prior permission from PMI Austin Metro.
- Any necessary extra cleaning due to excessive trash, pet hair, etc, will be subject to extra fees. This will be determined by any authorized employee of PMI Austin Metro.
- You will be fined $100 per hour for an unauthorized late check-out.
- After 7:00 PM any issues will be handled the following day. You must allow PMI Austin Metro to resolve any issues before reporting to your online travel agency. This includes but is not limited to, cleaning, pests, wi-fi, electricity, lighting, landscaping, pool, hot tub, etc.
- If you attempt to cancel due to a cleaning issue we have the right to rectify the situation within 24 hours.
- You must report any issues within 24 hours of entry. If any issue is mentioned in your review without notifying us we'll seek to remove the review and you'll be fined $300 for reputational damages.
- If you do not report that you broke any of our property you will be fined for the repair or repurchase of the item plus $250.
- Any authorized employee of PMI Austin Metro has the right to enter the premises as long as they have given you reasonable notice, regardless of whether you have confirmed receipt of notice to enter the premises. The reasonable notice consists of a message sent via Airbnb to notify you they will be entering the premises, with an approximate time frame, and knocking on the door/ ringing the doorbell upon arrival at the property.
- If you leave an item at our property, we'll assess a minimum of $25 to coordinate meeting you at the property or mailing it to you. This covers our employees' time.
