This spacious and elegant 3 floor 5 bedroom family vacation home sleeps 10/12 with plenty of space. Located on a beautiful beach block in a quiet residential neighborhood.Just steps from beautiful Brigantine Beach!

This one of a kind vacation home sleeps 10/12 comfortably with 5 spacious bedrooms and elevator. The 2nd and 3rd floor bedrooms have private balconies with ocean breezes. The 1st floor bedrooms have direct and private access to the front and rear outdoor areas.
4 out of the 5 bedrooms have private ensuite full bathroom. All bedrooms have ceiling fans too.

1st Floor:

The 1st floor boasts 2 bedrooms and a sun-drenched living area / recreation room with smart TV, Xbox gaming system, ESPN basketball hoop game, ice maker, mini fridge, separate wine fridge, and a double reclining sofa. The 1st bedroom with ensuite bath featuring double vanity sink plus direct access to the rear travertine patio with pool/spa and seating.
The 2nd bedroom has 2 twin beds with direct access to the front porch and garden seating.

2nd Floor:

The 2nd floor features a breathtaking open floor plan with double height ceilings and windows bathed in natural sunlight with views of the sand dunes and ocean. Chefs kitchen with large 6 burner stove and granite counter-tops. Includes a sous-vide device for the foodies and a Keurig K-Café Special Edition Single Serve Coffee & Cappuccino Maker.
The main living area/great room includes an 84-inch smart TV with Roku streaming, oversized formal dining room table, and 6 comfy bar stools along the bar height kitchen countertop.
Piano enthusiasts will also enjoy the electric Yamaha piano. You will love the fabulous outdoor balcony with dining and lounging space and outdoor speakers. Simply perfect for a cup of coffee in the morning or a glass of wine as you watch the sunset and feel the ocean breeze. This floor also includes a super spacious bedroom with Queen size bed, sitting area, Smart TV, ensuite bathroom, power recliner, and private balcony with sliver of ocean views. The balcony also over looks the pool and spa.

3rd Floor

The 3rd floor showcases a grand primary bedroom with king size bed, generous walk in closet, seating area, and a wonderful private balcony with unobstructed Ocean views and outdoor furniture. Spacious ensuite bathroom with jacuzzi tub, separate shower, double vanity sink and an automatic Toto Washlet toilet with heated seat.
The final bedroom boasts 2 FULL size beds with ensuite bathroom with private balcony with ocean views. The 3rd floor also includes a "Captain's watch" sitting area with ocean views and a Peloton bike with workout mat and light weights. Be sure grab the binoculars to watch the passing boats on the horizon.

The rear of the house is a private oasis on all 3 sides with a fully paved travertine stone, pool, and spa. It features multiple seating areas, 6 person outdoor dining table and chairs with umbrella, elevated cushioned seating around the pool, Propane grill, and a spacious outdoor shower. Available April through October, the gunite salt-water pool & spa includes multiple waterfall features to help truly escape and relax in your vacation home away from home.

Technology: Our home includes 5 smart TVs ranging from 42 to 84 inches, each with a dedicated Roku steaming device. Alexa echo devices are on every floor including living areas and some bedrooms. The home includes built-in speakers in all living areas, which are controlled by a central Sonos device that you can conveniently control with Alexa.
The Garage includes a Tesla Home Charger.

What's nearby: Walking distance to the Wawa convenience store, Sea Star Gift Shop, Rita's Italian ices and frozen custard, Ocean beverage liquor store, Yanni's cafe, Andre's Italian, the Crab Shack, Soulberri, Smile Factory Arcade,
St. Thomas RC Church, and many others. Please note that some business are seasonal.

For a bit of night life you can travel 15 minutes to Atlantic City, NJ and dine at the Borgata Hotel & Casino and see a show or a concert at The Hard Rock Hotel & Casino. Tanger Outlets and Historic Smithville are a short drive away.

Limited mobility issues: The front of the house is accessible with a single step in the garage or two steps in the main entrance. The elevator allows full access throughout the property. The rear travertine patio and pool area is accessible from the first floor with no steps. For elderly guests, we can also provide a shower chair and raised toilet chair.

This vacation home has everything you need to make your vacation perfect and memorable -- the beach is just at the end of the block/ less than a 3 minute walk for ocean lovers and the dazzling pool is a perfect alternative for those that prefer more relaxation and privacy. Beach gear includes beach tags, a CoolCabana, 10 beach chairs, beach wagon, 3 Boogie Boards and a beach umbrella.
For sun-sensitive guests, the pool area becomes shady by mid-afternoon.

Wonderful time at Family Tides
We had a fantastic experience and did not want to leave. The home was gorgeous and situated perfectly between the beach and all the great shops and restaurants in town. The owners were wonderful to work with and thought of everything to make the stay as carefree as possible. We are already talking about our next trip back. Perfect Beach Home
We had a wonderful stay at this beautiful and well equipped home that worked well for our extended family ages 5-90! Bryan and Mary Ann were so helpful and communicative and the house is so thoughtfully stocked with everything you need to feel at home and pampered. The location just a half block from the beautiful beach was ideal for ease of access for the older members of our family and the beautiful pool/spa was enjoyed by all. We would highly recommend this property!

Best beach house
The home owners thought of everything!! The House was perfect with the pool and hot tub to relax after a day at the beach. The kitchen was stocked with everything we needed to cook. The kitchenette downstairs had all the grilling essentials which made it easy plus a small fridge for our teenagers. We would recommend this home hands down and can’t wait to return!

Brigantine at it's Best!
The property is everything described and more! The house is bright, comfortable, warm and spacious. It has every amenity anyone can want. The neighborhood is so inviting and the neighbors are great. Brian & Mary Ann and phenomenal hosts. They were inviting and made sure we felt at home and were available to answer any question. Truly wonderful people!! The house is wonderful! We had plenty of room, loved the open layout of the house and the kitchen is well stocked. We found it helpful that the owner labeled all the light switches and left written instructions on how to use Alexa and the elevator. The owner, Mary Ann, was very hands on in making sure we had everything we needed plus gave us ideas on what to do in the area. You couln't ask for a better owner plus the house is steps away from the beach! Looking forward to coming back!

Breath of fresh air
This was our first holiday away from home and it did not disappoint! After my husband’s best friend donated his kidney to him, we decided to celebrate after they recovered. Not only was the house beautiful, it was clean and filled with everything we could have imagined. The owners were absolutely fantastic and communicated effortlessly. We hope to make it back soon! Best Vacation Ever
I just can't say enough about this gorgeous home and our gracious hosts. The house was absolutely stunning with so much room, great amenities, and decorated like a mansion! Our hosts left welcome gifts for us which was so classy. The pool, OMG, you have too see to believe. This was a family vacation with my siblings and adult kids. Was the best time we ever had. Beautiful view of the ocean from the balconies, everything was absolutely perfect. Family Tides - A True Gem
Where do I start... Great hosts in Bryan & Mary Ann, Amazing amenities. Some of which our family labeled as "Game Changers" - Hot Tub, stand-alone ice machine, every utensil, pot, pan, serving dish needed in the kitchen, cleanliness of the entire house, linens, towels, beach chairs. Everything one can ask for or ever want. We brought our own pillows, sheets, towels, beach chairs and left them in the car... And the location... 1 block from Wawa, 1 block from the liquor store, 3 houses from the beach... A Perfect location and a perfect family vacation.

Family Tides: Best ever
Our family (2 adults, 4 children-teens and young 20s) has been spending a week at Brigantine Beach for the last 5 years, and the Family Tides property is our unanimous favorite. It wins the "Best Of" in every category-best location (2 minute walk to the best part of the beach), most beautiful house, cleanest, best stocked with absolutely everything we could want or need, best hosts with quickest response time, most beautiful decorations, best floor plan (open living space with enough room for us all to be together), best technology with smart house features (including an app to control the pool!) with detailed instructions on how to operate everything, amazing pool and hot tub AND a bed for everyone! This is truly a case where the property and all of the features were worth the price. Our future trips to Brigantine Beach will definitely be spent at Family Tides. Thank you so much

The house that has it all!
Don't think twice - book this property! My family and I have been visiting Brigantine numerous times a year for many years and this is the home we felt most comfortable at out of our various stays. Bryan was a fantastic host. He was informative, flexible and always available to answer any questions in a timely manner. This home provides many amenities, such as a fully stocked kitchen, toiletries in the bathrooms, linens and towels, multiple refrigerators, washer and dryers and coffee machines. The first thing I noticed was how clean the house was. The WiFi was lightning fast and the large TV in the living room was perfect for watching sports or streaming your favorite movie. My party had space to spread out with the spacious bedrooms and bathrooms. We had fun playing the basketball game that was great for all ages. The elevator made bringing luggage or groceries a breeze. If you have someone in your party that is mobility challenged, this house has you covered. We fell asleep to the sound of the waves and enjoyed the ocean views upon waking. The house is located in the middle of all the action, conveniently located to the beach, and many stores and restaurants. Since we visited during a winter weekend, we did not get to utilize the pool, which I'm sure would be an amazing addition. Thank you again for making my family's stay so enjoyable!

Vacation Bliss
June 24 - July 1, 2023 We have been Jersey shore vacation renters for decades and this property rises to the top of our BEST list. The owners, Mary Ann and Bryan, were timely in their response to questions and concerns. They have anticipated the every need of vacationers and provided for such including many perks never or rarely offered by Jersey owners such as bath and beach towels, bed linens, beach tags, starter toiletries, beach wagon, beach chairs, canopy, and more. The kitchen is all inclusive and the gas grill was perfect for nightly barbeques. We all enjoyed the friendly competition of the ESPN basketball hoop and Xbox video gaming system as well as access to the Roku streaming device for our varied viewing preferences. The beach is half a block away within view from the upper front decks of the house and the sound of waves crashing against the shore is totally within hearing range. The location provides access within a short walking distance to shopping, restaurants, and entertainment. Our gang especially enjoyed visits to the arcade. The heated pool and spa were so well maintained, beautifully landscaped and accessorized – not to mention PRIVATE. I am especially difficult to please when it comes to vacation rentals. Family Tides was immaculately clean, beautifully decorated and well appointed with owners who are hyper vigilant about meeting the needs of their guests. Congratulations on providing a unique Jersey shore rental experience. 10 stars

Amazing Beach House
My family and I have been vacationing at Brigantine for over 25 years and this is one of the BEST properties we have stayed. The house was very comfortable (the chairs, couches, beds-all really comfy. The layout was prefect for the older family members (the bedroom on the second floor was perfect and the bathroom easily assemble with a walker. The pool and spa were incredible! Easy walk to the beach (with a pretty short dune walk), and easy walk to stores. A quiet neighborhood. The owners were warm and welcoming and exceptionally responsive. I would book again in a heartbeat-highly recommend.

Great house and location!
My family and I were so happy with this house! The pictures are spot on and you can’t beat the location. The owners were very helpful and responsive and gave us an overview of all the house details after we checked in. They also provided a binder of all of the information we would need for our week. There’s so much outdoor space to relax, have a meal, get some sun, or find some shade. It’s a nice quiet neighborhood and right up the street from the beach. We would definitely rent here again!

Perfect Vacation
This property was even nicer in person than in the pictures. I have always wanted to take my family on a family vacation. Family Tides had everything I wanted in a vacation home. It was wonderful having family around so close, yet, the place was big enough not to be on top of each other. I enjoyed sitting on the porch having my morning coffee, and I loved the elevator it made my getting around so much easier. It was the best vacation I had in years and I would stay there again.
