This lovingly maintained (fully renovated in 2022) 2 bedroom, 2 bath bi-level home comfortably sleeps 4 guests. The cozy living room offers a comfortable sofa and smart TV for you to sign into your favorite streaming service. The fully-equipped kitchen makes preparing homecooked meals a breeze on your vacation. The main bedroom off the living room features a queen size bed with access to the balcony overlooking the bay. The full size bathroom on the main level features shampoo, conditioner, body wash, hairdryer and a washer and dryer (and detergent). The lower level features a bedroom with full size bed, closet (w/ iron & ironing board), smart TV and en suite bathroom with shampoo, conditioner, body wash and hairdryer are provided.
This bayfront sanctuary offers the perfect peaceful yet convenient home base in Atlantic City. Just a short 8-minute stroll away, the beach is conveniently located only 0.3 miles from our property. This easy access allows you to seamlessly enjoy the sun, sand, and surf at your leisure. Perfect for morning jogs, lazy afternoons soaking up the sun, or romantic evening walks along the shore.
✓ Minimum Age Requirement: The minimum age requirement in booking this property is 21 years old.
✓ Parking: You may park one car on the garage. As extra parking spot, we provide one (1) visitor parking pass for use during your stay. The parking pass must be returned prior to check-out.
HOUSE RULES-
1) No House Parties. The neighbors are quick to call if anything begins to get out of hand, so please do not intend to have a party or it will be shut down immediately and your reservation will end without refund. Bachelorette and bachelor parties are not considered house parties. Bachelorette and bachelor parties are welcome as long as they are limited to 4 people. If you are here to celebrate anything, DO NOT hang items to the wall using any adhesives except painter’s tape or command strips. If you use thumbtacks, duct tape, masking tape, scotch tape, or anything else damaging to the walls you will be charged accordingly. NO GLITTER ALLOWED. You will be charged an additional cleaning fee if glitter is found in the house.
2) Occupancy limits and restrictions: Be sure to book with the correct number of guests and pets (if applicable). Unless given prior approval from the host, you cannot have any more than 4 persons in or on the property at any one point in time. A violation of this could result in immediate removal of all guests without refund and will result in a $100/per person/pet per day penalty.
3) Self check-in: Please inform your host of your anticipated check in and check out time so we can efficiently coordinate our turnovers. This is a self check-in property. You certify that you are willing and able to follow instructions that you are being provided through the check in guide as well as messages you’ve received from your booking platform and via your email account linked to the booking platform. You also agree that you will read your house rules/manual and check in instructions before contacting your host with questions.
4) Please be mindful of our neighbors during your stay. Our property's quiet hours of 10pm to 7am are in place to ensure that everyone can enjoy a peaceful night's sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our "house rules" during your stay.
We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe, and memorable stay with us. We use smart home technology to improve your experience. Noise Aware is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Noise Aware is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.
Additionally, this property is monitored by exterior security cameras.
5) This house is privately owned; the owners and managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6) Keep the property and all furnishings in good order.
7) Only use appliances for their intended uses.
8) No smoking or illegal drugs allowed inside the home.
Smoking Fee - $200 per night smoking fee. This is a non-smoking building. Any type of smoke is prohibited. You are welcome to smoke outside. Please clean up your own cigarette butts and ash outside, do not throw butts on the ground or in the street outside. There will be a $1 fee for each cigarette butt that we have to pick up.
9) Storms:
If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
o Any unused portion of rent from a guest currently registered;
o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
10) You may park one car on the garage. As extra parking spot, we provide one (1) visitor parking pass for use during your stay. The parking pass must be returned prior to check-out. THERE IS A $500 FEE AN UNRETURNED PARKING PASS.
11) Fee schedule:
Late Checkout Fee - minimum of $100. Additional charge may be added depending on time of checkout. Unauthorized late checkout is a $300 fee.
Extra Cleaning Fee – Minimum $150. Our cleaning fee is based on a “Courteous guest” that leaves the place in similar condition to which it was found. Extra cleaning fees incurred by host from turnover crew will be the responsibility of the guest.
Parking Pass - Unreturned parking passes incur a $500 fee.
Pet Fee - Only dogs are permitted, and prior approval from the host is required. There is a $75 fee per pet, per stay. Dogs are allowed only if they are housebroken and do not chew on furniture or furnishings. Guests bringing a dog must confirm these conditions prior to their stay.
Any violation of any house rule (checking out late, leaving a mess, etc) that results in additional losses to the host for having to discount or refund the next guest will be the full responsibility of the offending guest in addition to any applicable fees.
