This is a NEW Modern House build in 2018. Corner lot on quite residential street with 360 skyline views of Atlanta's downtown from private roof top deck. The house is fresh, finished in Summer of 2018. It is a furnished 3 bed 2.5 bath 1,600 SF with 2 car garage featuring: hardwoods, granite countertops, stainless steel appliances, lots of LED recessed lighting, remote fans, etc. It comfortably sleeps 8, max 9. The open floor plan merges the living, dining and kitchen area & Smart Lock Check-in.
The space:
As it's an absolutely NEW house with all NEW furniture, please text or message us anything you feel is missing or can be added to improve your experience.
The living area has a smart 55" TV with Cable. There are separate Nest thermostat for your comfort. The kitchen is of all stainless appliances with a Gas stove for all your cooking needs. There's a powder room for your comfort and a big wrap around deck as extension of the living area.
There are three separate bedrooms on the third floor. The master suite has a walk in closet and private bathroom. The shower is a large custom walk-in shower, double vanity, and a separate toilet room. The other two bedrooms share a bathroom that also has a double vanity and tub shower. The closets have chairs you can unfold for your suite cases. The Tankless Hot Water heater provides an unlimited supply of hot water, but it does take a second to warm up. There is a separate Nest to control comfort.
There is laundry on the entry level and the roof deck has great ambient light for your evening and night lounging. The entry, garage, living deck lights are all set on automatic timers so you never have to worry about arriving to a dark house.
Guest access:
The house is all yours. The driveway is shared with 3 other neighbors. Please do not park in the driveway. Park in Garage or on the Street.
Interaction with guests:
Home is all yours and best way to reach us is via Text. We host a number of Airbnb's and usually around for any immediate assistance.
Other things to note:
ALARM is likely on. Please set alarm when leaving and make sure to turn off all lights.
DRIVEWAY is very tight. We recommend you only park smaller cars in the garage. Larger cars can easily be parked on the street.
TEMPERATURE control is via nests, adjust as needed. It will likely be set to a default "range" while guests are away.

Welcome to our wonderful house ;) When you book, you must understand the following rules:
1. All guests who are residing in the house MUST be added to the reservation. We do allow additional guests, but in order to accomodate for appropriate bedding, security measures, and wear&tear of the unit, we ask to be notified prior to your stay. Should there be evidence of additional guests, you will be assessed a fee. Please treat our residence as if it is your home and leave the place in the condition that you found it.
2. Turnover: We do a deep clean with after every guest. This means a light clean, washing all bedding, tidy up. Anything above or beyond that, we may charge a deep cleaning starting with additional $100. We also reserve right to request compensation for damaged towels.
3. Late checkout: We maybe flexible if you ask early. However, if guests are still present after 11am without our knowledge, will will charge $50 per hour for first 4 hours, and $300 after 3pm. Please contact us for early checkin options.
4. Smoke Fee: If you find ash in the house or smell smoke inside the residence after checkout, you will be charged a Smoke Fee of $500.
5. Party FEE: If there is indication of a Party, you will charge a cleaning fee of $500. If do you plan to have guests over, please let us know your intentions ahead of time and we will work with you to make sure you have the best responsible experience. There will likely be a party fee before your arrival to help with cleanup.
6. Lost Garage Remote FEE: $75. There is a sign upon your arrival. Please tell us if remote is missing upon check-in. If it's missing upon check out, you will be charged $75.
7. Noise after 11pm: If we get a call from our neighbors, or police, you may be evicted and your booking will not be reimbursed. Furthermore, we reserve right to fine $50 for every person not registered as a guest.
8. Damages: Broken Glassware, damaged sheets, or towels: While we do understand accidents happen, we want to know about them ahead of checkout. Please tell us of damages. If you don't, we may assume you are hiding them and charge you accordingly to their cost plus a $90 management fee.
9. Major damages or missing Items: If there is damage, please be responsible and let us know immediately. If you hide broken or missing items, you will likely be charge a management fee of $90 in addition to the cost of missing item.
10. Left Items after checkout: Cost of Shipment plus $25 fee.
