The Price includes:
- Utilities: electricity - water - gas for cooking use

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).
- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

A typical Tuscan farmhouse that has always been welcoming and hospitable: in the 19th century Podere Bellaria was, in fact, a post station, an inn catering to travelers on horseback. Later belonging to noble families, it was finally acquired by the current owner who has breathed new life it through painstaking restoration work that has respected the original layout and classic architectural elements while at the same time conferring, through an original play of contrasts, an important personal touch. The vivacious furnishings are of good quality, characterized by bright materials and rounded, ornate forms; the accessories and fabrics present unconventional details with the richness of the finishing touches which enhance the interior with its exposed stone walls. The property is characterized by large areas, both inside and out, and is particularly suitable for groups of friends or families who want to spend relaxing days together in the cosy, spacious living room or in the outdoor set-up areas yet, at the same time, have total independence which is guaranteed by the arrangement of the bedrooms in separate but adjoining units. In addition, adjacent to the central structure is an elegant multi-purpose room, able to accomodate up to 150 people for events and ceremonies. Immersed in the scenic countryside of the Crete Senesi, and just a few minutes from the famous spa town of Rapolano, the estate is a great base for exploring a region with great artist and culture. Not far away is the region of Chianti with its fascinating villages along the wine roads and, thanks to the excellent road network (the highway is just 4 km away), within easy reach are the little towns of Cortona, Montalcino, San Gimignano, Montepulciano as well as the great art cities of Siena, Arezzo and Florence.

Interior:
The property is composed by the main house and an adjacent annex, located about 15 meters. The two-storey house includes the common areas and four close by units not connected internally (plus an annex with a multi-purpose room), but each with private entrance and featuring a living room/kitchenette and satellite TV. The central structure, reached through the main entrance, comprises the living room, a large dining room connected to the kitchen equipped with bar and direct access to the outside and, finally, a bathroom with shower.
UNIT 1. The entrance on the ground floor (next to the main entrance) leads to a double bedroom (with joinable beds and direct outside access) with ensuite bathroom with shower. On the first floor are two double bedrooms (one with divisible bed), both with ensuite bathroom with shower, and a double sofa bed in the living room.
UNIT 2. On the ground floor (and suitable for the handicapped), it consists of a double bedroom (with direct outside access) and an ensuite bathroom with shower.
UNIT 3. On two floors: on the ground floor, a double sofa bed (in the living room) and a bathroom with shower and on the first floor, a double bedroom (with divisible bed) and ensuite bathroom with shower.
UNIT 4. An external flight of stairs on one side of the house leads to the first floor annex. It consists of three double bedrooms (two with divisible bed), all with ensuite bathroom with shower. The laundry room is placed in an annex close by the pool area. DEPENDANCE. On two floors, it includes a living space, the kitchen and a bathroom with shower (on the ground floor) and a bedroom with double bed on the loft, reaching by a flight of stairs.
COMMUNAL ANNEX. A few metres from the house, the multi-purpose room has two large French windows overlooking the pool area and a toilet and is available to guests for games and relaxation.

Park:
The estate covers an area of approximately 30 hectares of organic cultivation of cereals, olives and vines. At the centre is the park surrounding the house, fully fenced-in for about 3000 sqm. Colourful flower beds, clumps of lavender and rows of roses border the paths leading to the set-up areas. The estate includes fruit trees, blackberry and blueberry bushes, herbs and typical Tuscan trees such as olive, cypresses, and a large shady holm oak tree at the entrance to the property. In front of the house is a large pine wood that extends to the pool. In the summer, the house expands outside to the large terrace overlooking the pool and under the shade of the great portico, set up with tables and chairs for guests to relax in pleasant company. A few metres away is a brick structure consisting of a kitchen with a wood oven and next to it a stone barbecue protected by a tall rosemary bush. The park is furnished with boules court, volleyball field, car park and garage (on request). Finally, at the edge of the property is a lake, about 200 metres from the house, at the disposal of the guests who would like to try a bit of fishing.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool, infinity on two sides and surrounded by a vast, well-kept, sunny lawn with flowering plants, is about 30m from the house. Rectangular in shape, with little internal steps, it measures 12x6 m with the depth varying from 0.35 cm to 2 m. At the entrance to the pool is an area of 2.5 sq m and 0.35 cm deep, ideal for children. It is lined in PVC and has chlorine depuration. The surrounding lawn is equipped for sunbathing with umbrellas, sunbeds, deckchairs and small tables. The pool is open from the last Saturday in April until the first Saturday in October.
Pets: Yes, small size. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
