•Spacious 4 bedroom/ 4 bathroom home, (1 bedroom downstairs). All beds (firm mattresses) can be converted to 2 twin beds or 1 King bed. We provide regular cleaning so you can fully focus on your work/study.
•Open fireplace, wooden ceiling beams, beautiful shared courtyard and picturesque shared heated swimming pool & hot tub. We close the pool area at 9:30pm to respect the noise level for other guests

The home & its secluded neighborhood is the perfect safe & central place for you to explore the ruins, cathedrals, museums, restaurants & shops that are dotted throughout the cobble-stoned streets of the world-famous UNESCO town of Antigua. Antigua is a friendly walkable small town; feel welcome and safe to walk during the day.
You will have full access to the home including the pool and hot tub – “mi casa, es tu casa”. During these COVID times we are asking guests to sign up for private time in the pool and hot tub to minimize contact with other guests and to have more privacy while using these facilities.
Our manager Flor is in Antigua & she will be happy to help you arrange dinner reservations or give you advice on favorite places to visit.
* For rentals up to 3 weeks all utilities are included.
*For rentals of more than 21 days, the rent you pay includes all utilities (cable TV, internet, gas & electricity & gardener) up to a value of Q500/month. All extra bills such as Gas & electricity, housekeeping, internet and cable are not included. The deposit will be returned at the end of the month after outstanding bills, should they occur, have been deducted. The deposit for monthly rentals is USD500 requested upon arrival.
* This agreement shall not be assigned, nor the premises sublet without the written consent of the owner or his agents.
* I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.
* I agree that no occupants will smoke within the premises.
* No weapons or private guards are allowed on the premises.
* No use of drones.
* No more than 2 vehicles (either 2, 3, or 4 wheels) are permitted per house rental on the property. Any extra vehicles will need to be parked in a nearby parking zone. NO ATVs.
* It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
* I agree to vacate said premises upon the termination of this agreement at the hour and date shown above.I agree to close and lock the premises upon leaving.
* Any large breakages will be deducted from deposit.
* I agree to have no more guests than the indicated number of guests allowed.
* I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.
* I agree that no occupants will smoke within the premises. Smoking is permmited however, in the garden and outside areas.
* It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
* I agree to vacate said premises upon the termination of this agreement at the hour and date shown above.I agree to close and lock the premises upon leaving.
* There is no smoking inside the house or in the main courtyard next door. Please use your private patio areas for smoking if your house comes with one.
* Please be aware too, that this is a residential area. Please do not drink or smoke or be talking loudly on your cel phones in the public areas, so as to respect the privacy of the neighbours. If coming in late, please be especially quiet! The gates of the condominium close at 12 midnight, so please be home before that.
* Please keep the front door to your home shut and locked when you go out, both for security reasons and to be respectful to our neighbours.
* Please ask Flor about having visitors in. Due to the COVID situation, we have to follow local laws.
* all guests staying less than 30 days are requested to show their vaccination card (a requirement from our housing association). Not needed for rentals of more than 30 days.
* When signed by the Guest and accepted by owner, this shall constitute a rental agreement.
