**NO PETS** Welcome to Amagansett "the Dunes". If you know, you know, and if you don't, you're in for a treat.
This 5-bed + 6-bathroom house has a pool with all day sunlight and is situated on a double lot in the dunes. It features multiple alfresco dining and relaxing areas and is less than a 2-minute barefoot walk to one of the few private beaches in the Hamptons, only accessible to immediate residents by foot (Maidstone and Gardiner entrances). You'll hear the waves crashing right from the house—when relaxing on one of your balconies, dining al fresco, or spending nights by the fire pit. Everything we use, you'll use: pool and beach towels, beach chairs, carts, and umbrellas--no need to bring any. We even have a stroller and baby gates if you need them. This is a true plug and play experience; it's our family home, not a year-round rental with hollow furniture. Leave your spices and olive oil at home, we have it.
The house was built in 2015 and features an upside-down layout with an elevator. Upstairs, you'll find a full chef's kitchen, a living room, outdoor dining, and the primary bedroom. The three ensuite bedrooms, plus the den with a wet bar, are located on the main floor. The elevator will conveniently transport you and your groceries up to the kitchen before your long day at the beach.
More about the inside later—you're coming to the Dunes to spend time outside and enjoy the sound and feel of the ocean, which is how the house is designed. On the top floor, there's a large outdoor dining table with additional den-style seating elevated above the rest, offering a view of the trees, pool, and technically an obstructed view of the beach. There's a 46-inch BBQ right off the kitchen for easy service, and the primary room has its own private outdoor lounge area. Everything is connected by outdoor passages, terraces, and exterior stairs (equipped with child safety gates).
Moving down to the first-floor exterior, you'll find a 20 x 40 heated pool with lounge chairs, multiple umbrellas, and tables for poolside lunches. There's also a BBQ down there. Our favorite part is the covered outdoor den area with a gas fire pit (on a timer for safety). This area is located right off the first-floor den with a wet bar, bathroom, pull out sofa and Peloton bike Additionally, there are three outdoor showers around the property.
As for the inside, the primary room has a queen bed with a spacious bathroom containing a large soaking tub and a huge shower. You come for the beach, but you'll stay for the water pressure—seriously.
The chef's kitchen is equipped with two WOLF ovens, a Sub-Zero fridge, a drip and Nespresso machine (bring your pods!), a blender, and all the appliances you could ask for. The kitchen island is the perfect place for breakfast chats, but don't overlook the large dining table and the open concept den with fireplace.
It's easy to be around family here, but with the beach, pool, and private outdoor areas, it's not hard to escape them.
The main floor has three ensuite bedrooms: two with queen beds and one with two twin beds. Two of the bedrooms have sliding doors to the outside, allowing direct access to the pool or beach from your room. Additionally the den downstairs has a pull out sofa couch, full bathroom, and door to make this a comfortable sleeping area.
Ample parking is scarce in the dunes, but it's not an issue here (please note that we have parking limitations per the listing agreement).
All guests must also sign a rental policy agreement which confirms all the rules 7 days prior to check in. We've partnered with Know Your Guest, the leading vacation rental guest screening provider to independently verify our guests with picture ID and handle the rule confirmation signing process.
