Enjoy a traditional seaside family holiday at this light and airy three storey townhouse with so much to offer - private parking; sea views; a fully enclosed garden; a ten-minute walk to Aldeburgh’s fashionable high street; and a leisurely stroll to the beautiful shingle beach where you can buy the catch of the day from local fishermen.

The open plan kitchen/dining room takes up most of the ground floor and is incredibly well equipped (thanks to the owners’ passion for cooking) and designed so

GROUND FLOOR
Steps rise to the front door which takes you into an entrance hall with space for coats and footwear and the stairs ahead of you. Most of the ground floor is taken up by the open plan kitchen/dining room which has a door to the back hall with more space for coat and shoes as well as doors to the garden and cloakroom.

KITCHEN/DINING ROOM
A lovely light room with windows facing east and west. The dining area has eight chairs sitting around a sturdy table and an additional four chairs scattered around the house in case of extra guests. There’s a chest of drawers with a TV and wonderful Teac turntable audio system for your entertainment; you’ll find some records but may want to bring your own!
Kitchen appliances include a Hotpoint oven with separate grill, ceramic hob with extractor, dishwasher, fridge (four shelves and a drawer), freezer (two drawers and ice tray), a Nespresso machine (please bring your own pods) with frother, microwave, toaster, kettle, Kenwood mixer, electric hand mix, washing machine, dryer and even a wine fridge.

REAR HALL
A glazed door opens to the garden and there’s more space here for footwear and coats.

CLOAKROOM
Simply with the essentials, WC and wash basin.

FIRST FLOOR
Carpeted stairs rise to the first-floor landing where the living room sits at the back of the house and the twin and bathroom at the front. All rooms, other than the bathroom are carpeted.

LIVING ROOM
Sun streams in through two sets of double doors which open onto Juliet balconies. Two sofas and a couple of stools give ample seating with a TV and lots of games and books for your entertainment.

TWIN BEDROOM
Twin beds sit by the window with a table between the and extra in a big wardrobe and chest of drawers.

SHOWER ROOM
The sash widow allows the natural light into this chic room with corner shower cubicle, wash basin, WC and heated towel rail (towels provided).

SECOND FLOOR
Carpeted stairs rise to the 2nd floor where there are two bedrooms, one with en-suite and an additional family bathroom.

MAIN BEDROOM
Wake to the sun rise over the sea. The super king roll top bed takes pride of place between bedside drawers, and you can unpack fully, storing your clothes in wardrobes with shelves and hanging space with more drawers on either side of the dressing table.

EN SUITE SHOWER ROOM
There’s a double shower, wash basin, WC, heated towel rail and natural light through a light tube in the ceiling.

BATHROOM
Conveniently between the two bedrooms, this room has a bath, WC, wash basin and heated towel rail.

DOUBLE BEDROOM
Overlooking the rooftops at the front of Lapwings, this pretty bedroom has a double bed with bedside drawers, a chest of drawers and large wardrobe with plenty of hanging space.

GARDEN
Furnished so you can catch the sun as it moves around, with a table and chairs on the patio by the house for breakfast, and a second small table and chairs to catch the evening sun at the bottom. The garden is a combination of astro turf and paving and a gate takes you to a path leading the old railway track, which also gives you easy access to wheel bikes round the back and store them safely in the garden.

PARKING
Directly in front of the house with space for two cars and extra visitor parking spots round the corner.

Please note that two well behaved small/medium dogs (one large) are allowed to stay but please do not allow them to go upstairs and particularly not on beds. Any dog mess in the garden must be cleaned up before you leave.

Delightful Rental
Some vacation rentals are echoey, impersonal and lacking in many areas. Not this one. It’s absolutely delightful. The house is in a great location, a short walk (take the footpath) to the beach and town. It’s a solid, comfy, fairly new build (2020?) with good size bathrooms, bedrooms and reception rooms. The house was spotlessly clean with everything you might need …. and more: From every kind of utensil and enough crockery and cutlery for 10 in the modern kitchen to comfortable beds, thick bath towels, a great sitting/TV room with books and games, to umbrellas, binoculars, outdoor games, etc. Truly one of the best VRBOs we’ve stayed in. Will definitely be back.

Excellent new build property
Great stay - location very convenient although views are a little lacking as towards the sea the view looks across the top of a rather invasive mobile home park. Having said that, the house is immaculate and well located for both walking to beach and town, and if you've got dogs, it's brilliant walking right outside the back gate - couldn't have wanted for better! Very pleasant stay indeed.

Clean, well-appointed and a short drive to the town centre.
We enjoyed our stay here. It had everything we needed, with a handy book of instructions. We were a short drive to the town, where we ate at some lovely restaurants and enjoyed some sunny winter walks along the beach.
