- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

An old agricultural property, expertly restored, Dimora Campo delle Mura is a perfect blend of tradition and modernity. The villa is a small oasis located between the towns of Acqua Viva Picena and Monte Prandone, in the province of Ascoli Piceno. Neutral colours that blend into the context of the area, perfectly maintained antique furniture of great value (a family inheritance), wooden roof and exposed beams everywhere, blend with elements of modernity in a harmonious result. The property is immersed in the beauty of the Marche hills. It boasts a magnificent location, with breathtaking views to the west, over the Marche and Abruzzo Apennines with the peaks of Monte Vettore, Monte Piselli, Maiella and Gran Sasso D'Italia, and to the east, over the Adriatic Riviera with Porto d'Ascoli and splendid San Benedetto del Tronto, about 7 km away. The landscape is enriched by the lush vegetation that surrounds the villa, with vineyards, olive groves and fields planted with sunflowers and wheat offering different and enchanting scenery every year. The scenery to be admired is made even more striking by the so-called calanchi, hills characterised by cracks in the terrain due to the erosion produced by the flow of water over clay rocks.
Interior:
The villa has one floor only. The entrance opens directly onto an open-plan area with dining area, armchairs and TV area on one side, and a steel kitchen on the other. The area is particularly bright, thanks to the French windows that lead directly to the outdoor dining area and to the paved area in front of the villa, used for parking. In the living room, a retractable steel staircase leads to a small loft studio, enhanced by the presence of antique furniture. The living room continues into a hallway with the sleeping area, consisting of a double bedroom with ensuite bathroom with shower, a twin bedroom with joinable beds and a small loft with two single beds. Both bedrooms have French windows leading directly out to the paved garden area. The floor is completed by a bathroom with shower and a small laundry area. Air conditioning only in the bedrooms.
Park:
The villa is immersed in a 4000 sq m park, totally enclosed with wire mesh fencing, which stretches between Acquaviva Picena and Monteprandone. It consists of a variety of fruit trees, cherry, hazelnut, peach, as well as olive trees and oaks as far as the eye can see, aromatic and ornamental plants. A natural well provides water for automatic irrigation of the garden. In front of the kitchen is the outdoor dining area with wood-burning oven and built-in barbecue, equipped with a wrought-iron table and chairs and an umbrella, perfect for enjoying pleasant meals in good company. In front of the main entrance gate is an open-air parking area for two cars. Closed by a secondary driveway gate, is another, larger, parking area for four cars, bordering the neighbouring land.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The recently-built, panoramic swimming pool is only a few steps from the villa and located to the left of it, with a breathtaking view of the hills and the Adriatic coast on one side, and the mountain ranges on the other. Rectangular and measuring 8 x 4 m with a constant depth of 1.40 m, the pool has chlorine purification and Roman steps for access to the water. It is equipped with lighting, both internal and external, present throughout the surrounding area. The solarium area, partly lawn and partly paved, is equipped with sunbeds and umbrellas. The pool is open from the last Saturday in April to the first Saturday in October.
Pets: Yes, small or medium size. Large size dogs are not allowed. €50,00 per animal per week or part of week.
